Take the Uncertainty out of Property Management

Being a landlord can be difficult for so many reasons.

  • How do I choose the right candidate?
  • Is there an easy way to screen potential renters?
  • How do I know if my property is affordable enough?

These are all valid questions, and collaborating with the Wheeling Housing Authority can help you answer them with ease.

We administer a HUD-funded Housing Choice Voucher Program (formerly Section 8).  The voucher program is for low-income individuals who wish to live in privately-owned housing and receive rental assistance. When you list your properties through AffordableHousing.com you can fill vacancies faster and receive extra support from the Wheeling Housing Authority. Working with us gives support to the landlords by making sure payments are on time and units are inspected with the proper protocol annually.

We’ll Walk You Through The Simple Steps

Once you find a candidate that suits your property, we can step in to help you do the following.

Fill out the Request for Tenancy Approval Form

We always pre-screen all HCVP participants. You don't have to worry about the tenant's ability to pay because you'll receive a portion of the rent directly from us. However, you do have to ensure that the property meets a few basic standards which can be determined on this 2-page form.

Submit a Copy of your lease

Leases in the HCV Program have to contain some specific language, but we are here to walk you through those requirements

Pass the “Reasonableness Test”

Don't worry! We do all the math for this one! Basically, we will use Fair Market Rent as determined by HUD to determine whether the unit qualifies as "affordable."

Host a Housing Quality Standards Inspection

Once you make it this far in the process, it is our job to contact you. We will come to the property and verify the unit is safe for the tenant to occupy. We'll let you know in writing what, if anything, needs to be repaired or corrected to meet the Standards.

Continuous Support Makes for a Better Partnership

After your unit has been approved for the assisted family, we'll prepare a HAP contract for you to sign, and the next steps will be simple. Approved properties also receive eblasts with tips and standards on how to best manage your property.
